Lampos Limited work closely with the Developer, Architect, Building Operators, Surveyors, Property Managers, Project Managers, Main Contractors and of course the Roofing Contractor(s).

Our focus and knowledge is in the metal roof and wall sectors as well as some Membrane flat roof systems. Lampos Limited do not undertake work involving slating, tiling, felt or asphalt roofs.

We liaise with a number of key UK system providers to ensure we are up to date with their designs, test certification, and material specifications.

We are also able to carry out dilapidation inspections, acting for either landlord or tenant as required


Scope of Work

  • Advising and preparing project specifications for Developers, Architectural Practices and Design and Build Contractors.
  • Providing informed technical comments on Subcontractors working drawings.
  • Site inspections of work in progress to ensure specification adherence.
  • Site inspections of completed contracts.
  • Working with Roofing Contractors and failures and appropriate remedial actions.
  • Roofing and Cladding Consultant to major Developers, Surveyors, Design and Build Contractors, Architectural Practices and Building Owners.
  • Providing informed, impartial advice as part of Design and Build projects.
  • Expert Witness services.
  • Dilapidations inspections and disputes.


Prior to the commencement of the installation the Architect and Roofer’s drawings are checked to ensure that no glaring errors have been made and that they are in line with the manufacturers’ installation guide. It helps to sit down with the installation team and explain what Lampos will be looking for during the works. Once they are all aware of what we will be doing it tends to focus their minds to do a better job.

We may take a number of thermographic pictures to ensure that the insulation has been installed correctly and that if sandwich panels are specified they are installed correctly with all joints compressed to ensure the continuity of the insulation.

Finally, the use of thermography highlights where cold bridging may be occurring. These issues are brought to the attention of the installer for rectification.

It is rare that products themselves fail, it is the manner in which they have been installed. Workmanship is often very poor with the installers left with a set of drawings that are just ignored. Supervision from the roofing company is rare hence problems occur. It costs less to put right the wrongs during the installation rather than once the building is complete bringing the contractor back to effect the repair. This takes time and money as well as all of the disruption to the tenant.

The aim of Lampos is to review the works as they progress during the installation and ensure that where a problem is seen it is rectified immediately. A report is prepared after every visit and this allows the contractor to put right the problems before our next visit to ensure delays are kept to a minimum.
